The place

A planned development where the plan came first — and it's still being built out to it.

TerraBella is a planned community in Covington: one master plan governing homes, shops, offices, parks and civic space together, rather than a subdivision that stops at the property line. In practice that flexibility buys residents things conventional zoning makes almost impossible. Garages enter from the rear, so the streetscape is porches and front doors, with sidewalks on both sides. Real businesses operate inside the neighborhood — coffee, restaurants, dental and physical therapy, salon and med spa, professional offices — so "walkable" describes errands, not just an evening stroll. There's a community pool, a town square, and a 185-acre nature preserve. Buyers choose homesites near the square, on a park, or overlooking the lake, in styles from Classical to Creole, and the community has hosted, by its own count, more than a hundred events since 2008 — live music, an annual Art Walk, seasonal traditions. The trade is deliberate: less acreage, more proximity. For the people who choose it, that's the entire point.
