Every property we represent goes through the same production: scout, shoot, cut, release. We shoot on a Canon R5 C in 8K, fly our own aerial coverage, and edit in-house — which means your listing isn't sitting in a vendor's queue behind twelve others. No property gets a lesser version of this because of its price.
01 · The stakes
Buyers decide on a screen.
The showing is not the first showing. By the time a buyer walks through your front door, they've already decided how they feel about the house. In NAR's 2025 Profile of Home Buyers and Sellers, 52% of buyers found the home they purchased online, and the typical buyer searched for ten weeks before writing an offer. Ten weeks of scrolling. Your listing gets a few seconds of it.
The proof
Video is the thing everyone says matters and almost nobody does properly.
In NAR's 2025 Profile of Home Staging, 48% of buyers' agents said including video in a listing was highly important to their clients — and 47% of sellers' agents rated video in their listings as more important to theirs. Nearly half the industry knows. Look at what's actually attached to listings in this market and you'll see how few act on it.
Better media doesn't just look better. It gets shared.
Zillow's own data found that listings with an interactive floor plan received on average 60% more views, 79% more saves, and 72% more shares than listings without one. Those are engagement mechanics, not magic — a listing that gets saved and sent to a spouse is a listing that gets shown.
The production

The film goes out with the listing — MLS, the syndication feeds, and the channels where buyers actually watch.
And the fundamentals
The film is the part people notice. These are the parts that move the price.
- Photography
- The film gets the attention. The photographs decide whether the tab stays open. Shot the same day, in the same light.
- The writing
- Most listing copy is written once, for the MLS, and then forgotten. Yours gets written twice: once for the buyers reading it, and once for the property's own page on this site — structured so that the people searching for a house like yours in a place like this can actually find it. A description isn't decoration. It's the part of a listing that has a job.
- Distribution
- Syndication is automatic — MLS, Zillow, Realtor.com, everything downstream. What isn't automatic is the rest: the film cut for Instagram, YouTube, Facebook and TikTok, and paid campaigns behind it aimed at the areas your buyer is likely searching from. Most listings get posted once. Yours gets run.
- Signage
- A Berkshire Hathaway HomeServices sign, set properly and standing straight, with a code on it that takes anyone who slows down to the film. The oldest lead source in this business still works — it just requires that somebody maintain it.
