The Northshore's historic gateway.
In 1834 Bernard de Marigny laid out a town across the lake where New Orleanians could escape the fever summers — and then did something no developer would do today. He wrote a covenant setting aside roughly a mile of lakefront that could never be built on. That's why the finest view in Mandeville belongs to a jogger at seven in the morning and a family with a cooler at six at night. The town incorporated in 1840 and stayed a summer place until the Causeway arrived in the 1950s and people realized they could simply live here. What they inherited is a city with an unobstructed horizon at its front door, oaks over nearly every street, and housing that spans a full two centuries — 1840s cottages near the water, mid-century ranches under the canopy, and newer estates west of town.

What makes it different
Bernard de Marigny's 1834 town plan reserved the lakefront as public open space — held in perpetuity, so nothing stands between the old town and the water.
The Lake Pontchartrain shoreline is backed by a concrete seawall built in 1937 under the WPA, shaded by moss-draped live oaks.
The town sits on an ancient shelf of high ground formed along the lake's north shore during the last Ice Age.
